Hyperscalers don't buy construction.
They buy an energized-by date they can bet billions on.

That distinction should change everything about how you sell to them.
Most GCs lead with their safety record, their self-perform scope, their bonding capacity.
The hyperscaler's team hears none of it.

What they hear: will this team protect the energized-by date, or become the reason we miss it?

Because missing it isn't a schedule slip.
It's a capital event. Delayed depreciation, a capacity gap their customers already contracted for, and a board-level conversation nobody wants to have.

The GC obsesses over the GMP.
The hyperscaler's real fear is the long-lead equipment sequence that nobody locked down in month two.

We say: "We came in on budget."
They hear: "We didn't understand what mattered."

A data center is not a construction project. It is a commissioned power asset with a go-live date underwritten by someone who can't afford to be wrong.

The invisible mistake: treating the energized-by date as one milestone among many instead of the single constraint that every procurement decision, every subcontractor selection, and every schedule buffer must be engineered around from day one.

If your pre-con process doesn't start with switchgear and generator lead times before it touches a site plan, you are already behind.

When a hyperscaler is evaluating two GCs with nearly identical schedules, what actually moves them off the fence and onto a shortlist?
