A hyperscaler name on a lease doesn't make your data center deal financeable.

Increasingly, the hyperscaler is the problem.

AI tenants are signing leases they can't carry on their own credit. The cloud provider backstops them. The lender sees that structure, prices the counterparty risk in, and suddenly the term sheet looks nothing like the pro forma you built the deal on.

You think the hard part is the build.
The build is the easy part.

The hard part is the credit committee that has to underwrite who is actually paying the rent when the AI tenant's balance sheet is three years old and the backstop agreement has carve-outs nobody wants to read aloud.

Here's the reframe nobody says clearly enough: a data center lease is not a real estate instrument. It is a structured credit instrument. The yield lives or dies on the creditworthiness of the payment chain, not the quality of the raised floor.

The invisible mistake developers keep making: they close on a tenant and assume the lender will follow. The lender is not following the tenant. The lender is following the credit. Those are not the same thing anymore.

So before your next site is out of the ground, ask: can the credit committee get comfortable with this payment structure, or are you building a facility that only a desperate lender will touch?

Which matters more to your lender right now: the tenant's brand name on the lease, or the creditworthiness of whoever is actually backstopping the obligation?
