Deferred maintenance isn't a facilities problem.
It's a patient-revenue problem wearing a facilities problem's clothes.

Air handlers. Central energy plants. Cooling towers.
Nobody puts these on a capital campaign brochure.
But let one fail mid-surgery and see what it costs.

The gap isn't funding. Not anymore.
Boards are finally releasing the capital.
The gap is finding a GC who has actually done this work inside a live facility.

Replacing an air handler in an empty warehouse is a sequencing job.
Replacing one forty feet from an operating suite is a life-safety, infection-control, regulatory, and schedule problem all at once.

Commercial GCs underwrite the first kind every day.
They quote the second kind like it's the first.
That mismatch is where owner budgets quietly blow up.

Healthcare infrastructure is not a construction project.
It is a continuity-of-care project that happens to involve construction.

What to demand before you award:
ICRA/ILSM plan authored by the field super, not a template.
References from a facility manager whose OR schedule stayed intact.
A phasing plan that starts with your patient census, not their crew availability.

The owner catching up on deferred maintenance deserves more than a low number on a bid tab.

If a GC has never coordinated a critical-system shutdown with a hospital's facilities director and infection-control officer in the same room, should they even be shortlisted for this work?
