Picking a GC for your semiconductor plant isn't a procurement decision.

It's the first move in a decade-long industrial relationship.

Reshoring isn't a one-year spike. Semiconductor fabs, battery gigafactories, clean-energy manufacturing. These projects are already queued up, moving toward starts years out. The owners winning this cycle aren't treating each facility as a standalone transaction.

They're building a contractor bench that can repeat.

Here's the mistake most owners make: they optimize the first selection for price, schedule certainty on this project, and the lowest GMP they can defend to the board. All reasonable. All myopic.

Because the contractor who commissions Plant 1 on time, on budget, with zero production-start surprises becomes the only call you make for Plants 2, 3, and 4.

That's not loyalty. That's risk mitigation.

A builder who already knows your process tolerances, your commissioning sequence, your equipment lead times, your preferred subs. That institutional knowledge is worth more than any bid-day savings on the next project.

A contractor selection is not a transaction. It is a platform for the entire build-out cycle.

The firms getting awarded repeat industrial work right now aren't winning on price. They're winning because an owner somewhere remembers that the first plant opened on the fixed market date.

So when you're scoring the next bid: are you selecting for the lowest number on this job, or for the team most likely to still be the right call when the next site is shovel-ready?
