The damage you can see is the cheap part.

The water behind the wall, under the slab, in the cavity nobody opened. That is where the mold claim starts. That is where the structural problem quietly incubates until the owner calls back in a panic and the loss is three times what it was on day one.

Most owners after a flood event are watching the puddle.
Their restoration contractor is watching the puddle too.
And the moisture inside the assembly is watching both of them.

Here is the invisible mistake: drying to visual completion is not drying to standard. It is a liability waiting to reset the clock on a contained loss.

We see it on repeat jobs. The first crew dried what was visible, cleared the site, and called it done. Three months later: elevated readings, mold behind the drywall, a reopened insurance claim, and a second business interruption event that is harder to underwrite than the first.

A restoration tech chasing the water correctly is running thermal imaging and moisture mapping on every cavity nobody flagged. Slab edges. Top plates. Ceiling assemblies above the flood line. Places a visual inspection will never catch.

A restoration contractor is not a cleanup service. It is a risk containment decision your insurer and lender will both have an opinion about if you get it wrong.

So here is the question worth arguing about: when a restoration scope comes in with no thermal imaging line item, should an owner push back on that scope before work starts, or is that the adjuster's job to catch?
