The cheapest restoration bid isn't a deal. It's a liability you haven't discovered yet.

There are tens of thousands of restoration firms in this country. One-truck owner-operators. Regional crews. National brands. They all answer the same emergency line. They all use the same words: "commercial experience," "full-service restoration," "claim specialists."

Here's what almost none of them tell you upfront:

Most of them learned the trade on residential losses. Kitchen fires. Burst pipes in a three-bedroom ranch. Clean, contained, easy to document.

A complex commercial loss is a different animal entirely.

You've got business interruption on the clock the moment water hits the floor. Your insurer wants documentation that holds up under audit. Your tenants want a reopening date, not a range. Your adjuster is looking for reasons to narrow the payout.

A residential operator with a bigger truck cannot protect you there. They can extract water. They cannot manage a claim.

Restoration is not a cleanup service. It is a claims-navigation and business-continuity operation.

The mistake most commercial owners make: they issue the RFP after the loss. Under pressure, exhausted, with standing water in the lobby, they take the first firm that picks up the phone. Price feels like the only variable they can control.

It is also the least predictive variable for outcome.

Before you need a restoration partner, ask them these three things:
What is your average commercial loss dollar value in the last 24 months?
Name your last three adjusters by firm.
What does your documentation package look like at day one, day seven, and closeout?

A residential crew will not have clean answers. A real commercial partner will not hesitate.

Is the selection process for a commercial restoration firm something your team has actually documented, or is it the one vendor relationship you're still leaving to whoever picks up the phone first?

The cheapest restoration bid feels like a decision. It's actually a risk you're deferring.

Most restoration firms learned their trade on residential losses. Burst pipes. Kitchen fires. Simple scopes with forgiving documentation requirements.

A complex commercial loss is completely different. Business interruption starts the moment water hits the floor. Your insurer needs documentation that holds under audit. Your tenants want a real reopening date.

A residential operator with a bigger truck can extract water. They cannot manage a claim.

The mistake commercial owners keep making: they wait until the loss event to pick a partner. Exhausted, under pressure, standing water in the lobby. Price becomes the only variable that feels controllable. It is also the least predictive variable for outcome.

Before you need them, ask any firm: what's your average commercial loss dollar value over the last two years? How well do you know the adjusters at the major carriers?

A residential crew won't have clean answers.

What's the one question you'd use to separate a real commercial restoration partner from a crew that just says they do commercial work?
