Mass timber projects don't die in the architect's office.

They die in the credit committee.

The structural engineer signed off. The AHJ approved the fire-code variance. The drawings are beautiful. And then a lender's credit committee looks at a CLT package sitting in a fabricator's yard in rural Oregon and asks the only question that matters:

How do we get our money back if this stops tomorrow?

Nobody in that room is grading you on embodied carbon.

They are grading you on collateral they can value, comps they can find, and a loan they can explain to their own risk team without flinching.

Here is the mistake most timber developers make. They walk in selling the building. Biophilic design, the sustainability story. Answering a question nobody on that committee asked.

Mass timber is not a construction method. It is an unfamiliar collateral type, and your lender knows it.

The draw schedule doesn't map onto conventional inspections. Comparable sales are scarce. The insurance market is thinner than your broker let on.

Developers closing timber deals right now show up with a lender package. Fabricator performance bonds. Third-party valuation of off-site inventory. An insurance binder, not a quote.

They de-risk the loan before they ever pitch the building.

When a credit committee tables a mass timber deal, is it usually the structural unknowns killing it, or is it a developer who never translated the project into language a risk officer could underwrite?
