Mass timber's carbon story wins the press release and loses the pro forma.

Developers don't write checks for embodied carbon.
They write them for buildings that lease, finance, and insure.

Here's what actually moves the needle in the room where the deal gets approved:

Leasable area. Timber's thinner structural profile returns real square footage. That footage hits the rent roll. The rent roll is what the lender underwrites.

Schedule. A faster close means lower holding costs and an earlier first draw. On an 18-month build, shaving 10 weeks is not a feel-good number. It is a line item.

Insurance and lender acceptance. This is where timber deals die quietly. Not in the press release. In the term sheet. If your lender hasn't seen mass timber and your insurer hasn't underwritten it, the carbon story is irrelevant. The deal is stuck.

Tenant demand. ESG lease requirements are real. But even there, the developer's question is: does this tenant demand translate to a rent premium I can take to market? Carbon is downstream of that answer.

Mass timber is not an environmental product. It is a pro forma decision with an environmental upside.

The mistake most timber advocates make: leading with the third reason a developer cares and never getting to the first.

When you walk into a deal meeting with a developer, what is the number they ask for before anything else, and are timber teams actually walking in ready to answer it?
